I read this article titled "If you were selling today, would you have the home buyers want." There are three things the article points to that buyers are looking for, but in my experience there are a couple more things as a seller to be aware of.
One big issue I have encountered is a seller who designed their own home and then went to resell. Their floor plan was fragmented and although the price was right buyers absolutely did not like the floor plan. This home price and location catered to first time home buyers who are looking for a more "open floor plan." My advice is if you are going to build a home make sure it has future sell-abilty for the your market.
I have also noticed a trend from more formal floor plans to open floor plans. This is not a new trend but in my opinion it is especially popular with Millennials, Generation X and Baby Boomers.
The need for Multi-generational housing has increased according to the article below. We are seeing evidence of this in our office. Whether it be ailing parents or children moving home or even the option of being able to rent out a unit for additional income, we think this trend will only increase.
